What we build
Three patio types, three price bands.
Patios Perth-wide fall into three structural types — and the type drives the cost more than any other factor. Materials, wind rating and council approval all flow from the type chosen at brief.
01 — Attached
Connected to the home.
Roofed patios that tie into your existing roofline or wall. Most common in Perth metro — extends living space without freestanding footings.
Typical · $15,000–$30,000
02 — Freestanding
Standalone structure.
Independent patio with its own posts and footings. Useful when the existing roofline doesn’t suit, or when the patio sits away from the house.
Typical · $12,000–$25,000
03 — Custom
Insulated & integrated.
Insulated panel roofing, integrated lighting, fans and outlets, premium finishes. Built as a year-round outdoor room rather than a sun shelter.
Typical · $25,000–$45,000+

What’s included
A complete patio
build, start to
finish.
Every patios Perth project includes the full scope below. Engineering, council, structure, finishes — coordinated under one builder, with the licence on the application.
01 · Engineering
Wind-rated.
Engineered plans rated for the suburb’s wind region. AS 1170 wind loads, AS 4100 steel, AS 1684 timber — whichever applies.
02 · Approval
Council lodgement.
Application lodged in the builder’s name — not yours. Liability flows with the licence, not the homeowner.
03 · Footings
Concrete to depth.
Stirrup posts set in concrete footings to engineered depth. Soil-type appropriate — not surface-fixed.
04 · Frame
Steel, timber, aluminium.
Frame material specified at quote. Galvanised steel, treated timber, or powder-coated aluminium — sized to the engineering.
05 · Roof
Sheeting or panel.
Colourbond, polycarbonate or insulated-panel roofing. Insulated panel for year-round use; sheeting for seasonal shelter.
06 · Drainage
Gutters & flow.
Gutters, downpipes and stormwater connections to specification. Water has to go somewhere — we design that route at the brief.
07 · Electrical
Lighting & fans.
Licensed electrical for downlights, ceiling fans, GPOs, outdoor heaters. Run before sheeting goes on, not after.
08 · Finish
Final clean & handover.
Defects closed pre-handover. Engineering certificate filed. Twelve months direct aftercare on every job.

Why us
Why Perth homeowners brief us over a
kit-supplier.
Patios Perth-wide are mostly sold by kit-suppliers — the structure ships, the homeowner finds an installer, the homeowner lodges council. GPD is the opposite: a WA-licensed builder running every step under one head contract.
01
A WA licensed builder.
BC104702 active since 2023. Council application in the builder’s name — not yours, not a kit-supplier’s. Liability flows with the licence.
02
Built for WA wind.
Wind ratings vary by suburb. Coastal North Beach engineering differs from inland Bayswater. We rate to your address, not “Australia-wide.”
03
Fixed price. No surprises.
Lump-sum contracts. Engineering, council fees and material allowances stated at quote. No “we hit something” mid-build phone calls.
04
Twelve months aftercare.
Direct aftercare line for twelve months from handover, every job. Statutory warranty under the WA Home Building Act applies on top of that.

How we work
Four steps from
brief to handover.
Patios Perth have one defining characteristic — council and engineering lead-times sit ahead of site work. Our programme builds those in upfront, not as nasty surprises mid-build.

Quality criteria
What separates a
good
Perth patio build.
The unglamorous things that decide whether a patio lasts twenty years or fails at year five. Most don’t show in finished photos. All of them matter in WA conditions.
Wind rating
Suburb-specific, not generic.
Wind region varies street by street in Perth. Coastal North Beach and Cottesloe carry different ratings to inland Bayswater or Coolbinia. Generic “Australia-wide” specs underbuild for coastal exposure.
Footings
Concrete to engineered depth.
Stirrup posts set in concrete footings to depth. Soil-type appropriate. Cheap installers cut footings — within a few WA summers, the post lifts and the structure twists.
Council approval
In the builder’s name.
Patios over 20m² (and most attached structures) need council approval. Application should sit in the builder’s name — not yours, not a supplier’s. Liability flows with the licence.
Drainage
Water goes somewhere.
Gutters, downpipes and stormwater connections specified at scope. A patio without drainage just relocates the water problem. We design the route at the brief, not after the roof’s on.
Materials
For the climate.
Galvanised or powder-coated steel, treated timber, marine-grade fittings near the coast. Materials chosen for forty-degree summers and salt-laden Indian Ocean storms — not whatever the supplier had on hand.
Engineering
Real plans, not catalogue.
Engineered plans drawn for your address, your soil type, your wind region. Not a catalogue spec stamped against a generic site. The engineer’s certificate is filed at handover.
