05 · Roof

Sheeting or panel.

Colourbond, polycarbonate or insulated-panel roofing. Insulated panel for year-round use; sheeting for seasonal shelter.

06 · Drainage

Gutters & flow.

Gutters, downpipes and stormwater connections to specification. Water has to go somewhere — we design that route at the brief.

07 · Electrical

Lighting & fans.

Licensed electrical for downlights, ceiling fans, GPOs, outdoor heaters. Run before sheeting goes on, not after.

Final clean & handover.

Most patios over 20m² need council approval. So do most attached structures, regardless of size. Free-standing patios under the threshold sometimes don’t. We assess what’s needed at the brief stage and lodge the application in our name as the licensed builder — not yours.

A standard 6m × 4m roofed patio: 2–3 weeks on site once approved. A custom insulated build with electrical: 3–4 weeks. Council and engineering lead-time adds 4–8 weeks before site work starts — we build that into the programme upfront, not as a surprise.

Colourbond — durable, well-priced, gets hot in summer, noisy in rain. Polycarbonate — lets light through but ages and yellows over time. Insulated panel — premium, cooler in summer, quieter in rain, ceiling-ready for fans and downlights. We’ll walk through pros and cons at the brief stage based on use and budget.

Most patio installers Perth-wide are kit-suppliers — they sell the structure, the homeowner finds an installer, the homeowner lodges council. A licensed builder takes head-contractor responsibility: lodges the application, holds the engineering, signs off the structural inspection, carries the warranty. With GPD, the licence (BC104702) is on the paperwork — not yours.

Most attached patios connect to the existing roofline or fascia. The connection method depends on roof type, fascia material and council requirements — engineered case-by-case, not “one approach fits all.” We assess this at the site visit.

Wind regions in Perth metro vary materially. Coastal suburbs (North Beach, Cottesloe, Sorrento) sit in higher wind regions than inland (Bayswater, Coolbinia, Mt Lawley). Engineering to the higher rating costs more upfront but the structure stands. Engineering to the lower rating saves money — until the next big storm.
