Add 6–12 weeks upfront for design, engineering and council approval before any site work starts. We build that time into the programme upfront — no nasty surprises.

Single-storey is almost always cheaper per square metre — no structural reinforcement of existing footings, no second-storey engineering, no temporary roofing during the build. Second-storey makes sense when the block is too narrow to extend out, or when keeping the yard matters more than budget. We’ll cover both options at brief stage and recommend the right path for your block.

Most extension clients do. We manage live-in scope at the site management plan stage — staging works to keep services running, dust containment, family impact, and which weeks need temporary alternative arrangements. Some scopes (major structural, second-storey) make live-in impractical for periods. We’re upfront about that at brief stage so you can plan ahead.

New extension footings must be engineered to tie into the existing slab and soil profile — not just bolted on. Inadequate tie-in is the single most common reason cracks appear at the junction within five years. We engineer footings as part of design stage and have the tie-in detail on the engineer’s drawings, not invented on site.
