Patio frames and pergolas must be engineered to the wind rating of the suburb — not generic “Australia-wide” specs. Coastal Perth (North Beach, Cottesloe) needs different engineering to inland (Bayswater, Mt Lawley).

Substructure

Bearers, joists, then boards.

Decks fail from underneath. Bearer and joist sizing to AS 1684, treated to H3 minimum, fixed with stainless or galvanised hardware. The boards are the easy part.

Falls & drainage

Water goes somewhere.

Patio gutters, downpipes and stormwater connections specified at scope. Decks designed with drainage gaps and slope. Standing water is the start of every outdoor failure.

Footings

Concrete to depth.

Stirrup posts set in concrete footings to the correct depth for soil type — not surface-fixed. Cheap installs cut footings. Within a few WA summers, the post lifts.

Council approval

In the builder’s name.

Most patios over 20m² and most attached decks need council approval. The application should sit in the builder’s name — not the homeowner’s, not “the supplier’s.” Liability flows with the licence.

Materials

A standard 6m × 4m roofed patio: 2–3 weeks on site. A hardwood deck: 1–2 weeks. A combined outdoor entertaining area with kitchen and lighting: 4–6 weeks. Lead-time on engineered plans and council approval adds 4–8 weeks before site work starts — we build that into the programme upfront.

Hardwood (jarrah, spotted gum, merbau) — natural look, needs annual oiling. Composite — low maintenance, no oiling, can warm up underfoot in WA summers. Modified timber (Accoya) — long life, premium price, dimensionally stable. We’ll walk through pros and cons at the brief stage based on your use, exposure and maintenance appetite.
