Our new home build process

Home builders Perth: four stages, one contact.

Expect two to four months at the front before anyone is on site, spent on design, engineering and the council application. That time is real, and easier to plan around when a builder says so upfront.

Brief and site survey

A free visit to the block before anything is quoted. Which way it faces, how you get plant onto it, the fall, and where services run.

Design and engineering

Drawings developed or reviewed, then engineered for soil and wind. The application goes in under our licence, never yours.

Contract and insurance

An HIA lump-sum contract against a line-item scope. Warranty cover is paid before we start, and variations need a signature.

Build and report

Weekly photo updates from the builder. If something needs to slip you hear it the day we know, not at the next progress meeting.

If you already have an architect, we are the contractor side of that relationship and not a competitor to it. Bring us in early and the design gets cheaper to build without losing what makes it worth building.

Roughly four to six months for modular, eight to twelve for entry custom, twelve to eighteen for premium. Add another two to four months at the front while design, engineering and the council application are worked through.

Yes, on anything residential above $20,000, under the WA Home Building Act. The builder arranges and pays for it, and it has to be active before we set foot on site, so it sits inside your contract instead of landing later as a separate bill.
