03 · Specification
Basic versus premium finishes: what is the difference?

Kitchen and joinery

Flooring and cladding
Whole-of-dwelling line items, so small per-metre differences become large totals.
The trap is not overspending. It is the provisional sum. An allowance of a few thousand dollars for tapware across a whole dwelling will not survive contact with a showroom, and the difference reaches you as a variation.
04 · The costs nobody quotes
Hidden costs: site access and council fees.
