House construction Perth-wide is quoted in numbers that cannot be compared, because each one describes a different scope at a different specification on a different block. The figure quoted most often, cost per square metre, is also the one that misleads most reliably.

This article sets out what house construction in Perth actually costs in 2026 using GPD’s published bands, and explains which parts of a quote move the number and which parts only look like they do.

01 · Rates

House construction Perth: why per-square-metre rates mislead

Per-square-metre pricing is useful for one job only: comparing two homes of similar size and similar specification. Outside that it falls apart, and it is worth understanding why before leaning on it. The published bands below are the honest starting point. What they deliberately do not carry is a rate per square metre, and the note underneath explains why.

Worth knowing

You will see per-square-metre rates quoted across this market. Treat them carefully. A rate is only ever a band divided by an assumed floor area, so change the assumption and the rate moves with it. It tells you nothing about which of two very different homes you are being quoted.

The reason the ranges overlap so heavily is that a home is not priced by area. It is priced by the number of expensive rooms, the complexity of the roof, the length of the services runs and what the ground does when you dig it. Two homes of identical floor area can differ by well over a hundred thousand dollars, and neither builder is wrong.

Use the bands as a sanity check. If a quote for house construction in Perth comes in dramatically under them, the useful question is not “why are you cheaper” but “what is in your scope that is not in theirs”.

Those three bands cover the great majority of house construction in Perth. Add two to four months at the front for design, council approval and engineering before site work starts. That time is real, and it is easier to plan around when a builder states it upfront rather than revealing it after you have signed.

Modular deserves a specific note. Because manufacture and site preparation run in parallel rather than in sequence, it compresses a programme that would otherwise run ten to fourteen months down to four to six. It also reduces weather-delay and trade-availability risk, which is why fixed prices tend to hold better. It suits flat blocks and conventional briefs. Steep slopes, heritage overlays, narrow access and structural complexity above single-storey still favour building on site.

03 · Specification

How finishes and fixtures impact your budget

Structure is relatively fixed. A wall frame costs what it costs. Finishes are where two quotes for house construction in Perth diverge, because the same house becomes two different prices and almost none of the difference is visible in a floor plan.

Kitchen and joinery

Benchtop material alone can swing five figures. Cabinetry construction, soft-close hardware, integrated appliances and the amount of custom joinery elsewhere all compound it.

Bathrooms

The most expensive rooms per square metre in any home. Tile format and layout drive labour as much as material, and large-format or patterned tiling costs considerably more to lay.

Windows and glazing

Size, frame material and glazing performance. This one interacts with your energy rating, so it is rarely a free choice.

Flooring, cladding and roof

Flooring is a whole-of-house line, so small per-metre differences become large totals. Mixed-material facades look excellent and carry both material cost and extra labour at every junction.

The trap here is not overspending. It is the provisional sum. When a quote carries an allowance of a few thousand dollars for tapware across an entire house, that allowance will not survive contact with a showroom. The quote was never wrong, it was quietly optimistic, and the difference is invoiced to you as a variation.

04 · Ground conditions

Understanding site work costs

Site works are the least glamorous line in any build and the one most likely to separate an accurate quote from a hopeful one. They happen before the slab, they are invisible in the finished home, and they are dictated entirely by ground conditions nobody can assess from a desk.

Soil classification

Reactive clay demands more engineering in the footings than stable sand. Determined by a soil test, not an estimate.

Slope and retaining

Level blocks are cheap. Falls mean cut and fill, retaining structures and sometimes engineered solutions costing more than the kitchen.

Access

Narrow frontage, limited crane access or awkward street parking add labour and plant time to every delivery for the length of the build.

Services and wind rating

Distance to existing power, water and sewer is a real cost. Structure is engineered to AS 4055 for the block’s wind classification, and coastal differs from inland, Hills or Pilbara.

Any builder quoting house construction in Perth without a soil test and a site visit is estimating this group, and estimates in this group are where fixed prices go to die.

05 · Contract

Getting a fixed-price quote for house construction Perth-wide

A fixed price for house construction in Perth is a contractual position, not a marketing phrase. Three things determine whether the number on the front page is the number you pay.

01
The contract type. An HIA-standard residential building contract on a lump-sum basis, against a line-itemed scope. Cost-plus arrangements have their place, but they are not fixed prices and should never be described as such.

The treatment of allowances. Every provisional sum and prime cost item is a number the builder has guessed on your behalf. Reading those lines and pricing them realistically before signing is the highest-value hour you will spend on the project.

The variations clause. Variations by signed change order only, with no verbal agreements. If scope changes it should be quoted, signed and logged before the work happens, so cost is a decision rather than a surprise.

Two protections also sit around the contract by law. Statutory home warranty insurance under the WA Home Building Act is mandatory on residential builds over $20,000 and must be in place before site start, arranged and paid for by the licensed builder. And since 2023 the National Construction Code has required a 7-star NatHERS energy rating on new homes, which needs to be designed in rather than value-engineered out at quote stage.
